Looking for reflection effect

I'm looking for a reflection effect so i can use it for my floor in a virtual 3d room. something like this:

I've tried CubeCamera and envMap but that's not what i want. also i don't want a complete mirror like this.

I couldn't find any proper shader on web which support texture + lightmap and reflection.

So does anybody know some solution?
